Even though it is a seller’s market, buyers are savvy and discerning, and at the risk of sounding cliche, in real estate you really only get one chance to make a first impression. Getting it right is key to getting top dollar for your property. Let's walk through a step-by-step checklist to ensure your Cape Cod home stands out from the crowd.

 

Curb Appeal: Your Home’s First Handshake

Think of your home's curb appeal as its first handshake. On Cape Cod, our landscapes are a huge part of our charm. Start by ensuring your lawn is meticulously maintained – fresh mowing, trimmed hedges, and vibrant flower beds go a long way. A freshly painted front door, polished hardware, and well-maintained outdoor lighting create a welcoming atmosphere. Before we put your house on the market we have our contracting team come to the house and do an audit of all of the systems and structures in the house. If there are any concerns we will let you know what they are and can arrange for all of the fixes in pretty short order, before you go on the market. We also check with our stager for advice on upgrades that might yield a strong return on investment (ROI). The three places we see sellers get the biggest bang for their buck are: floor upgrades, fresh paint, and improvements in your landscaping. You might notice I didn’t mention upgrading your kitchen or baths. While those spaces do have a huge impact on a buyer’s perception of value in a home, they tend to be very expensive and time-consuming improvements that don’t always yield a big enough ROI to justify doing them just for the sale.

On Cape Cod, septic systems are common, so if you have one, ensure it has been inspected and is in good working order before you go on the market. Finally, you will be responsible for turning  Buyers here expect a well-maintained home.
