What is Chase’s Ocean Grove (COG)?
COG is a seasonal cottage colony in Dennis Port consisting of nearly 300 summer cottages on over 19 acres of beachfront property on Cape Cod.
 

Why are they so inexpensive?
Ownership at COG is just for the cottages, not the land. Cottage owners buy the cottage and lease the land from COG.
 

Leased land–what’s that about?
Once upon a time, COG was a campground and families rented campsites. Over time tents were replaced by permanent cottages. So people own their cottages, but not the land that they sit on–that is owned by COG and cottage owners pay an annual lease to COG. 
 

How much are the land lease and annual fees? 
Total lease and fees range between $10k and $15k per cottage

 

What do the fees cover?
The lease and fees cover base rent, use of the beach and roads, the wastewater system, electricity, water, and security. Some cottages pay less because they have their utilities.

 

How to finance them?
COG cottages are classified as personal property and, as such, most financial institutions will not lend on them, but you should consult with a mortgage professional to see what kind of solutions they might have. We know that some folks have taken out a home equity line on their primary residence to make the purchase.
